Foreign buyers in Spain are paying significantly more than locals for their homes. According to a 2026 study by Spanish mortgage lender UCI (Unión de Créditos Inmobiliarios), international purchasers paid an average of €2,479 per m² in 2025 — almost 35% more than the €1,839 paid by Spanish buyers. The same report shows a clear shift: more foreign buyers in Spain are now buying a primary residence, not a holiday home.
Foreign Buyers Spain: The Key Numbers for 2025
The headline figure is the price gap, but the most interesting change is who is buying. Foreigners who already live in Spain now outnumber non-resident buyers by a wide margin — a sign that purchases are increasingly tied to long-term life plans rather than a few weeks of sun each year.

What the 35% gap actually means
On a 100 m² apartment, the average foreign buyer would pay around €247,900 against roughly €183,900 for a Spanish buyer — a difference of about €64,000. Some of that reflects where foreigners buy (coast, islands, sea views) and what they buy. But some of it is simply paying asking price without local comparables. That part is avoidable.
Foreign Buyers Spain: Who Is Buying in 2026
International demand is more diverse than ever. Alongside the traditional leading nationalities — the United Kingdom, Germany and Morocco — the study highlights strong activity from buyers from the Netherlands, the United States, Belgium, Sweden and Poland.
Buying patterns vary considerably by nationality: the type of property, the budget, how the purchase is financed and the preferred location all differ. Swedish, American, German and Swiss buyers are among those paying the highest average prices per square metre.
Where foreign buyers are focusing
- Valencian Community — Valencia city, Alicante province and the Costa Blanca remain core markets.
- Balearic Islands — high prices, strong international demand.
- Canary Islands — year-round climate attracts both residents and investors.
- Andalusia — Costa del Sol and Málaga province lead.
- Emerging: northern Spain — growing interest driven by quality of life, better connectivity, remote work and less crowded surroundings.

Foreign Buyers Spain: What This Means for Your Mortgage
Higher prices per square metre mean a bigger deposit and a bigger loan. For non-residents, Spanish banks typically lend up to 70% loan-to-value; residents buying a primary home can usually reach 80%. The study notes that this shift towards permanent residence is pushing banks to develop more specialised financing for international clients — good news if you are relocating.
Here is a worked example using the 2025 foreign-buyer average of €2,479 per m² on a 100 m² home:
Illustrative only. Taxes, notary, registry and other purchase costs are paid on top and vary by region. Final LTV depends on the bank valuation and your profile.
⚠ LTV is based on the lower of price or valuation
If you pay above market value, the bank lends against its own valuation, not your agreed price. Overpaying by €20,000 does not increase your mortgage — it comes straight out of your savings. This is exactly where the foreign-buyer premium can hurt you.
How to Avoid Overpaying: Step by Step
Get pre-approved before you view
A pre-approval tells you your real budget and shows agents you are a serious buyer. With Tharros it is free and usually back within 24 hours.
Ask for local comparables
Request recent sale prices for similar homes in the same building or street. A price per m² far above the local level needs a reason.
Check the official reference value
Spain’s Cadastre publishes a reference value for most properties, used as the minimum tax base for transfer tax. It is a useful sanity check against the asking price.
Let the bank valuation guide your offer
If the valuation comes in low, use it to renegotiate. Your mortgage will be based on it anyway.
Budget for costs on top of the deposit
Purchase taxes, notary, land registry and other costs are not financed by the bank. Plan for them from day one.
Pro Tips for Foreign Buyers in Spain
- Get your NIE early. You need it to sign almost anything, including the mortgage.
- Relocating? Tell the bank. Becoming tax resident can open up higher LTVs and different products.
- Look beyond the hotspots. Emerging areas in northern Spain and inland towns can offer far lower prices per m².
- Compare banks, not just rates. Linked products, fees and fixed vs variable terms change the true cost of a mortgage.
